少しの工夫がもたらす効果
東京品川区の住宅密集地に建つ住まいです。クライアントの要望は、夫婦と子供2人の個室、十分な収納スペース、広いテラスがあるLDKであり、それをローコストで実現することであった。
敷地は21坪ほどの南北に長い狭小地で、東西は隣家が迫って建っているが、南北両側に道路があることが計画の拠り所になった。必要面積から吹抜けは設けられないので、南北の道路側に外との関係性を確保した寝室を設け、その間のスペースは開口部を必要としない収納や水回りを設ける考えで計画した。
1階は、アクセスを南側として駐車スペースと玄関を確保し、北側には主寝室を設けた。主寝室の窓の前にはRC造の壁を建てて、道路からの視線を遮ると共に、物干しが出来るスペースとした。玄関と主寝室の間のスペースは水回りを設けているが、廊下に一部くぼみを設けて机を造作し家事スペースとしている。
2階はLDKとし、北側からキッチン、ダイニング、南側にリビング、その更に南側に奥行きのあるテラスを設けた。テラスは腰壁を立ち上げ少し室内的なスペースとし、植栽を置くと窓のブラインドを開けていても隣家が気にならないようにしている。また、テラス脇には1段上がったスペースを設け、テラス幅いっぱいの開口部を設けて外部と呼応した空間としている。このクライアントの望んだスペースは、インナーテラスとして多目的な場となり生活にゆとりを与えている。また、キッチンの脇に書斎コーナーを設け、日中はこの階で過ごせるようにした。
3階は道路のある北面と南面それぞれに子供部屋を確保し、間には広い納戸を設けた。子供部屋はそれぞれに大きな開口を設け、下階とは違う開放的で明るい空間としている。
ローコスト化のため木造とし、外壁はサイディングボードとしながらも、目地と開口部を整合させて横目地を美しく見せるようにした。また、テラスや駐車スペースの深さが、ファサードに奥行きをもたせ、ポーチの土間を粗めの洗い出しにすることで、既製品だけではない手作業面を効果的に見せた外観としている。室内は、木質系を望まないクライアントの要望から、床をPタイルとしてコストを下げると共に、場所毎に違う柄をクライアントと共に選定し空間の質と合わせている。
このように、都心の狭小住宅地では三層住宅となり、それぞれの階で完結する構成にせざるを得なくなるが、そこに少しの工夫を加えることで生活に幅やゆとりを与えられる。今回は、1階主寝室窓前に設置したRC壁、廊下に設けた家事スペース、2階LDK脇の書斎コーナー、リビング前の深いテラスとそれに呼応したインナーテラス、そして玄関ポーチの奥行きと床仕上げなどの工夫が、佇まいを特徴付けると共にクライアントにとって快適な住まいとなっている。

The effect of a little ingenuity
This is a house located in a densely populated residential area in Shinagawa, Tokyo. The client’s request was for a living/dining/kitchen area with a large terrace and private rooms for the couple and their two children, and sufficient storage space, and to realize this at a low cost.
The site is a narrow lot of about 70 square meters, long from north to south, and the neighboring houses are built close to each other on the east and west, but the presence of roads on both the north and south sides was the basis for the plan.
The required area does not allow for an open atrium, the plan was to set up bedrooms on the north and south sides and to use the space between them to set up storage and a bathroom that does not require an opening.
On the first floor, the parking space and entrance are planned with south access, and the master bedroom is located on the north side. A reinforced concrete wall is built in front of the master bedroom window to keep privacy from the road and to provide a space for drying clothes. The space between is a bathroom, and a recess is made in the hallway to accommodate a desk and to use as a housework space.
The second floor is the living/dining/kitchen area, with the kitchen and dining room located from the north side, the living room on the south side, and a deep terrace further south. The terrace has a raised waist-high wall to make it a slightly indoor space, and by placing plants, it is possible to avoid disturbing neighbors. In addition, an indoor space is set up next to the terrace and an opening that runs the full width of the terrace is provided to create a space that responds to the outside. This space is a multi-purpose inner terrace that gives the house more space. A study corner was also placed next to the kitchen, so this floor can be used during the day.
The third floor has children’s rooms on both the north and south sides of the house, with a large storeroom between them. Each child’s room has a large opening, making it an open and bright space that is different from the lower floors.
To keep costs low, the house is made of wood, and the exterior walls are made of siding boards, but the joints and openings are aligned to make the horizontal joints look smart. The terrace and parking space also gives the facade depth, and the porch floor is finished with a rough-looking concrete finish, effectively showing the handmade surface, not just the prefabricated product.
Indoors, the client did not want wood, so the floors are made of p-tiles to reduce costs, and different patterns were selected for each location together with the client to match the quality of the space.
In this way, small residential area in the city center, a three-story home has to be constructed with each floor being self-contained, but adding a little ingenuity can give breadth and space to the life. In this case, the reinforced concrete wall in front of the master bedroom window, the housework space in the hallway, the study corner next to the kitchen area, the deep terrace in front of the living room and the corresponding inner terrace, and the depth of the entrance porch and the floor finish are all a little ingenuity ideas that characterize the appearance and make the home comfortable for the client.
